WE WANTED THIS ENTRANCE ON LAKESIDE VILLAGE BOULEVARD TO HAVE A MIXED USE COMMERCIAL FEEL TO IT SO THAT YOU DIDN'T THINK YOU WERE DRIVING INTO A SLEEPY RESIDENTIAL SUBDIVISION BY HAVING COMMERCIAL ON THE GROUND FLOOR, YOU HAVE INTERESTING STORE FRONTS, YOU HAVE SIGNS ON THE BUILDINGS, AWNINGS, AND IT TELLS YOU THAT YOU'RE ENTERING SOMETHING DIFFERENT, SOMETHING WITH A MIX OF USES AND NOT JUST RESIDENTIAL HOMES. THAT'S WHY THESE BUILDINGS WERE ZONED THAT WAY. WHEN WE WROTE THE PD, WE JUST KEPT THE THREE STORIES FOR THESE LOTS HERE. THE IDEA OF THESE LOTS WAS TO BASICALLY BUILD A VILLA HOME OR TWO VILLA HOMES ON TOP OF THE COMMERCIAL SPACE. IF YOU HAD AN OFFICE DOWNSTAIRS, THESE LOTS ARE ABOUT TWICE THE WIDTH OF THE VILLA LOTS. THE IDEA WAS YOU BASICALLY WOULD HAVE POTENTIALLY TWO OR THREE STORY VILLAS ON TOP OF THE COMMERCIAL SPACE. WHAT WE DIDN'T THINK ABOUT WAS IF YOU WANTED TO DO A ROOFTOP TERRACE, THAT MIGHT BE CONSIDERED A FOURTH FLOOR BY THE TOWN'S BUILDING CODE, AND THAT'S WHAT HAPPENED HERE. MR. VANTRES, WHO'S GOING TO BRIEFLY SPEAK TONIGHT AND TELL YOU ABOUT THE BUILDING THAT LEXIN PUT UP WENT IN FOR SITE PLAN APPROVAL AND WE WERE SURPRISED THAT THE BUILDING DIDN'T MEET THE ZONING ORDINANCES, AND SO HERE WE ARE ASKING TO CHANGE. THAT'S HOW I FOUND MYSELF INVOLVED IN THE PROJECT, AND NOW HERE ALMOST FOUR YEARS LATER, WE'VE BUILT ABOUT 26 HOMES THERE IN LAKESIDE, WHICH INCLUDES ALL OF THE VILLA HOMES THAT YOU'VE SEEN IN THESE SLIDES. AS I STARTED TO TAKE A LOOK AT SOME OF THE OTHER OPPORTUNITIES THERE AND THE MIXED USE BUILDINGS REALLY PIQUED MY INTEREST BECAUSE WITH THE IDEA OF THE COMING HOTEL IN THE FUTURE, [01:00:07] THIS SEEMS TO MAKE A LOT OF SENSE. THIS BUILDING THAT WE'RE LOOKING AT RIGHT NOW AND THAT WE'RE ACTUALLY HERE TO TALK ABOUT, IT'S PROMPTED THIS TEXT AMENDMENT IN THE ZONING ACTUALLY DID START OUT AS EXACTLY WHAT IT HAD THE POTENTIAL TO BE IN THE ZONING, WHICH WAS TWO RESIDENTIAL UNITS ABOVE THIS SINGLE COMMERCIAL RETAILER OFFICE ON THE FIRST FLOOR. THAT'S THE WAY I ORIGINALLY HAD DESIGNED THE BUILDING AND THEN AS THESE THINGS BECAUSE I'VE BEEN BUILDING A LOT OF THINGS THERE. I DON'T REALLY KNOW ALWAYS HOW THE LITTLE BUDDIES START TO SPREAD THE WORD. BUT ANYWAY, WORD GOT OUT THAT I WAS DOING SUCH A THING AND I WAS APPROACHED BY AN INDIVIDUAL WHO EXPRESSED STRONG INTEREST AND THEN AS THOSE DISCUSSIONS WENT FORWARD, ASKED ME IF WE'D BE WILLING TO JUST MAKE THIS ALL ONE RESIDENCE. THAT'S REALLY WHAT YOU'RE LOOKING AT RIGHT NOW IS A SINGLE RESIDENCE. FROM A DENSITY STANDPOINT, WE'VE GONE FROM TWO FAMILIES TO ONE. BECAUSE OF THE LOCATION OF THE BUILDING, IT DOES HAVE THE POTENTIAL TO SEE 8,000 ACRES OF SURROUNDING LAKE GRAPEVINE. IT DON'T NECESSARILY SOLVE THE PROBLEM. THINGS HAVE AND FLOW. WE HAVE ALSO A VERY UNIQUE CHALLENGE JUST IN THE SENSE OF WHERE WE ARE AND WHERE OUR WORKERS LIVE. THAT'S ALSO SOMETHING THAT WE'RE TAKING A LOOK AT TOO JUST TO SEE HOW WE CAN BRIDGE THAT.
